“The details are not the details. They make the design.” - Charles Eames
The importance of conceptualization/idealization for any given project cannot be over-emphasized. The same can be said for real estate, as every housing project is usually preceded with a housing design. There are many things to consider when designing a house, such as function, style, comfort and convenience. The dexterity of the Architect is on display when he combines the aforementioned factors to produce a unique housing design.
Here are some features a well-designed housing project should adopt:
>Flexible space
>Good ventilation
>Good kitchen layout
>Surrounding space
>Material quality
>Ergonomic interior
>Orientation
>Storage
FLEXIBLE SPACE: In designing a home, you need to do it in a way that satisfies all your current needs howbeit with adequate room for change if priorities change. For example a family of three, living in a 3bedroom terrace can convert one of the rooms as study.
GOOD VENTILATION: This is essential to healthy living. You can never be comfortable in place where it’s difficult to breathe due to poor ventilation. Good ventilation helps to remove smells and any lingering moisture, which ensures floors, ceilings, walls and furniture are dry.
GOOD KITCHEN LAYOUT: The layout of a kitchen is crucial to providing one of the basic needs of man. Cooking comes with its own challenges which could be compounded when there is not enough space to move around the kitchen. For an effective kitchen, you might want to consider plenty cupboards and drawers, a large pantry and a multi-purpose island bench.
SURROUNDING SPACE: The home is not limited to whatever is inside the walls of your house. Of course, the surrounding area is part of the home. Having a good surrounding space can give you opportunities for different activities and entertainment.
Also, the kids will love playing in your outdoor space. It can also be used for occasions like birthday parties, dinners, and more. With a beautiful environment or garden, one can enjoy nature without actually going out of one’s property.
MATERIAL QUALITY: This is important in every building project. Even with a good housing design, your home wouldn’t be able to function well where material quality is compromised. Building projects are capital intensive and are expected to last long. It is also important to engage professionals on any building project.
ERGONOMIC INTERIOR: The building interior design should be such that has the comfort of the end users in mind. In other words, the interior design must be user-friendly. You can have a small space for a room, but with good ergonomics, you can maximize every inch and make the room look bigger than it actually is.
ORIENTATION: Basically, this shows the position of the building. The building position is an aspect of construction that requires thinking, as it decides which areas in your house would receive direct sunlight. Orientation is vital as sunlight can influence the temperatures inside your homes.
STORAGE: Provision should be made in building storage rooms, wardrobes, integrated cabinetry, and roof space. Over the years, you and the other family members will gather quite a lot of stuff, with storage you can avoid throwing out valuable things that you are not ready to get rid of as yet.
